Isbell Properties charges a flat rate of 9% to manage your property. There are NO hidden fees or charges, and we pride ourselves on our straightforward policies. We don’t charge separately for the regular property inspections, advertising, renewals, property leasing charges or bill for extra banking or administrative fees. We don’t hide anything, or include ANY additional fees on the services we provide. It’s all included, up-front, and our staff would love to answer any and all questions you may have.

The most costly time for any rental house is when it sits empty. A vacant rental property generates no income, and a quality property management company won’t let that happen. Although some companies will continue to charge property management fees to the homeowners when the property is vacant, with Isbell Property Management you can rest easy. If the house sits vacant, you pay us nothing.

We professionally photograph, advertise and market your home on the Killeen rental market, and we work hard to find renters for it. Our recently updated property management software even automatically posts your home to top rental sites like Zillow, Trulia and Apartments.com as soon as it’s ready. It’s important to us that you don’t lose money. If your rental property is vacant, we will NEVER charge you for property management, and we NEVER charge you for our professional marketing services!

Any potential tenant must first view the house, and then submit a detailed application. We run thorough credit and background checks (including their criminal and rental history), making sure that our tenants have a solid history and make at least 3 times the monthly rent. This is all completed by our team with no charge to you, to ensure the safety of your property.

We complete move-in inspections for every property in order to verify the move-in status of the home. Our inspectors also perform quarterly inspections on each rental property to make sure the house is maintained and the tenant is safe and secure.

Our specific maintenance and repair vendor agreements allow them to take care of any maintenance issues faster than ANY other Killeen property management companies, and ensure they are the best ones for the job. We coordinate repairs with residents and inspect your home afterward to make sure the job is completed to our standards. Our team members are available 24/7 by phone or on social media for our residents’ maintenance emergencies to ensure both our tenants and your home receive fast AND complete care.

We collect rent from our tenants in person as well as online through our new tenant portals. Rent is due on the 1st of the month, but they have a grace period until the 5th to make sure they have every chance to pay their rent. We understand life happens! After that, we begin charging late fees on the 6th of each month.

We begin processing our owner payments on the 7th day of each month, and then electronically transfer into the bank account that the homeowner has specified. It usually takes about 3 - 4 business days to deposit, and owner statements are available online as well as emailed out monthly! Our team makes sure that you know what’s going on with your property, and if you ever have any questions about it we’d love to answer them.

Our team is dedicated to providing you with affordable, quality property management. We will take care of your home when you don’t have the time or ability to do so, and our team, along with our sister maintenance company, dedicate our every day to managing your properties and making your tenants feel safe and at home. The majority of our team are prior service, military spouses or military family members, so we know just how much it means to find a HOME, and for your home to be personally cared for and protected when you are away. We take away the headache of being a landlord and manage all tenant payments, requests, work orders, repairs, maintenance, inspections and everything else that goes into caring for your rental property, so you just have to wait for the deposit in your bank account every month, no aspirin needed!

When any of our tenants move out, we immediately begin the process to get your home back to pristine condition for re-listing online. We schedule cleaning, landscaping, painting and maintenance, and we send pictures of the home to the homeowner, as well as keep you updated on the process. We also negotiate bill collections and legal issues for damages and charges after residents move out.

By law, the current tenant has a legal right to stay in their rental home as long as the lease says they can. At the end of their lease, we can give them a 30-day notice to vacate the property so that you can re-assume full control over it, and if you inform us in advance we will start the process as soon as we know.

After you move out (hopefully after you lease ends) we will go in and do a move-out inspection. After that, we fix up the house to get it ready to lease again, and in that time we’ll get everything in order to get as much of your security deposit back as possible. By 30 days after you move out, it will be in the mail to you. Make SURE you have a good forwarding address on file or we’ll have nowhere to send it!

Our lease application is available online as well as in our office, and there is a $40 application fee. A separate application is required for each resident over 18 who will be living in the property. After we receive your application, we run a full background and credit check, and you will hear back from our team within a day or two. Approval is on a case-by-case basis, but we don’t allow any evictions or broken leases in the past several years, and you must make at least 3 times the monthly rent.

We unfortunately don’t hold properties; it’s a first-come first-served policy with our rentals. However, if you would like to put a security deposit down on the house you KNOW you want, and we approve the property, you can hold it for up to 2 weeks with a security deposit as well as a completed and approved application!

We allow pets on a case-by-case basis, as it’s ultimately up to the specific owner (whose house we’re managing) to decide what pets they will allow. That being said, most of our properties are pet-friendly, and we don’t have a long list of banned breeds like a lot of companies. Pitbulls, rottweilers, and dobermans are the only dog breeds we do not allow, and the maximum weight is 50 pounds. (For any pet, although I don’t think it’s possible for a cat to be 50 lb? That’d be a sight.)

Unfortunately we do not allow roommates at Isbell Properties. If you are married, living together or family (say you’re a married couple with your mother-in-law living with you), that’s okay, but each adult over the age of 18 must have a complete and approved application for the property.

Our typical lease lasts for 1 year here at Isbell Properties. No matter when in the month a lease is signed, the lease will end on the last day of that month in the next year. Confused? Well, for example, say you sign a lease on Christmas, December 25th, 2020 (which wouldn’t happen because we’re not open, sorry but I need my Christmas cookies). Your lease would end on December 31st of the NEXT year, 2021. Also, we will always prorate your first month’s rent depending on how far into the month you sign the lease! If you sign your lease on the 15th day of a 30-day month, your first month’s rent will be prorated to HALF of the usual rate. From time to time, we DO offer shorter lease periods, so call and ask if we have any available at the moment if you’re interested.

Maybe? This all depends on if the homeowner feels like selling their house, so give us a call and we’d love to check and see if we have any rent-to-own homes available at the moment.

Your rent is due on the first of the month, every month. We’ve recently updated our systems and now offer online Tenant Portals with all of your updated rental information. This fancy new system ALSO lets you pay your rent online to make it super easy for you. If you set it up in the system, you can even autopay directly from your bank account with NO fees. However, you can also always come say hi to us at our office and pay in person (cashiers check, money order, but NO cash or personal check) anytime Monday - Friday, 9 a.m. to 5 p.m.; we’d love to see your smiling face!

Carefully. We know life happens, so while rent is due on the first day of every month, we DO give you a 5-day grace period. After that, if you’ve not paid your rent on the 6th we will charge you a late fee for every day you’re late.

Our fancy new system we talked about before (can you tell we’re loving it?) lets you put in work orders online through the Tenant Portal. You can always call or come in to tell us about it, but whenever we receive that info we will send it IMMEDIATELY off to the maintenance and repair companies we have agreements with, so they can figure out and resolve your issue as soon as possible! Make sure you let us know ASAP if you have any issues so that we can resolve the issue quickly and without further damage or impact to you or the home.

In each of our leases, we include a military clause to protect our military tenants. We know that PCS’s come suddenly, and we do require that you give us your orders and a 30 day notice (so we can be warned and start the move-out process) but you will be let out of your lease with NO charges for a broken lease or continuing rent (which would happen if you broke your lease without orders - don’t do it, it’s a pain believe me).
